Fred, do I have to pay Capital Gains or income taxeson whatever my equity is? This is the answer I have for you.
For him, it was a little bitdifferent.
But for you, it depends on what type of property you own.
If youown an investment property, you're always going to have the liability of paying incometax or Capital Gain on whatever the equity might be.
Because it's an investment property.
No matter if you own it for 6 months or 10 years, you're going to pay Capital Gains.
Now, whether or not you're going to pay it, or how much you owe on it, that depends onthe equity, the net equity.
Meaning after commissions that you pay for agents to sellthe property, repairs, appreciation of value, or whatever it might be your CPA or accountantknows and they'll tell you what taxes you actually have to pay on that net equity.
Butyou are subject to and liable for Capital Gains on any investment property in Californiano matter how long you've owned the home.
Number 2, if its the principleresidence, this is the breakdown for that.
If you own the principle residence for lessthan two years and you sell within two years of owning it, for example.
You bought it ayear ago and you're selling it today and you close tomorrow whatever it might be.

So if you've only made $150,000in equity of 4 years of owning it, you don't pay a dime in taxes or capital gains.
Butif you break that quarter million dollar mark as a single individual, you will be subjectto capital gains of whatever that amount is above a quarter million.
If you're marriedin California, you're allowed up to $500,000 in tax free equity.
Anything beyond that,you'll be subject to capital gains.
Either way, consult or talk to your CPA or your accountantin regards to "would I owe anything", "do I owe anything" prior to selling it.

They are probably trying to buy it on the real low, put some of their love to the home so they can sell it for much more. So, in other words, its all about self-love, really. The majority of our society is strictly monogamist when it comes to love relationships, and the same should apply to real estate. We’re not saying real estate agents should have just one client at a time, but they should treat them as if they were the only one, with the care, attention, and respect they deserve.
And regarding home buyers or home sellers avoid dual listings as much as you can. Yes, we know it’s okay if the real estate agent comes clean with both the lovers—I mean, clients! But you know what? Go back to the first topic. Love yourself! A dual agency will keep your real estate agent from fully focusing on his fiduciary duties to you. But also, don’t go out selling your home with a bunch of real estate agents, like in an Open Listing. It seems like a good idea, like a lot of people are out there selling your house and it will speed up the process, but you’re better served with one dedicated person trying to sell it because they know if they do they’ll get a commission. The reality is that in an open listing, only inexperienced real estate agents really spend their time marketing the home; most will have it at their backburner in case it perfectly matches a client’s taste.
Exes are forever
Just like in romantic relationships, it’s likely that an ex will, down the road, show up again in your life. And, like with love, that can be a good or a bad thing. That’s why, real estate agents, no matter how big their influence (or commission) will be, should always do their best, be the kindest and the most righteous they can. You don’t want the evil Ex returning, complaining about something you forgot to do, smearing your name all around your real estate market. You want the good Ex that will return because they want to sell the house and buy another one, and their experience with you was so good it’s part of the reason why they want to do it again.

Who wants that? Be very clear about your intentions and your way of working, learn to listen to your client; learn to understand even their non-verbal communication! If both of you are completely honest with each other, there will hardly be any disappointments.
May it be eternal while it lasts
Hey, sometimes everything started out great but something happened along the way and communication started getting bad and now you can’t understand or respect each other and it’s just… bad.
That’s ok. It happens. Dealing with unreasonable home buyers and home sellers is something every real estate agent goes through. And straight giving up is normal. No one should be ostracized for that. What is important is to realize it and set yourself and your client/loved one free. Reach out to the client and tell him or her that maybe it’s best to part ways. Don’t just say “hey, it’s not working, I’m out! Good luck!”. If you do, you’ll be the one responsible for them becoming an evil ex. Talk about how it’s not working for the both of them and you feel he/she will be better served with a fresh mind and point of view related to their house. You should even have recommendations of real estate agents you think could be a good fit, but remember they are free to do whatever they want.
Because in the end, the great lesson about love and real estate is a lesson of Freedom! No one is obligated to have you there by their side, as a lover or real estate agent. They are free to have or not have you. You need to prove your worth. Freedom is the only feeling humans long for more than love. For the truth is that only people who understand the concept of freedom can truly love. Only those who respect and adore freedom can understand and love another person’s spirit. So be free, let it be free and let love rule!

Andon this week's tidbit, I'm going to go over the must do repairs for selling your home.
A beautifully staged home is the perfect wayto wow buyers.
But just because it looks nice, it doesn't mean a buyers going to overlookareas needing repair.
So it's really, really important that you prepare your home so thatit passes a buyers white glove inspection.
Fix any leaking faucets.
Buyers will definitelypick up on that and wonder why it hasn't been fixed and whether or not there are other leakingproblems under the sink.
Clean and re-caulk bathtubs and vanities.
Because these are high traffic areas, sometimes the caulking can discolour and peel.
A nicewhite fresh caulking around the tub cleans and brightens it right up.
Clean the gutters.
Although you can't seeinside the gutters from the ground, you can easily see them from an upper floor window.
Or a home inspector will surely identify gutters that have't been maintained.
Don't leave abuyer any reason to question how well the home has been cared for.
Patch and fill any holes or scuff marks onthe walls and repaint them if necessary.
Scuffed up walls are a real turn off to buyers.
Scrub and repaint the front door if necessary.
It's the first thing that buyers will see, so if it's in rough shape, give it a quickfacelift.
Touch up all the baseboards.
These can getscuffed up pretty easily.
A good scrub and some fresh paint will make them stand rightout.
These are just a few ideas but because everyproperty is different, the list of repairs will be different.
A good realtor will walk through your homewith you and give you a list of things that you should do to prepare and repair your hometo list.
